We don't take a big ownership piece . we typically take about 10-15% and sell 85% to silent investors. We raise more cash up front so we're not highly leveraged. This gives us a lot of equity to cushion economic downturns. So far we've never had to ask investors for more money. While it's common for large investments to need capital calls every one or two years, so far we've had enough equity and cash flow available to avoid them.

By sticking to these investing basics, we have been able to find real estate values and maximize them into the best investments for our clients.

Most of our real estate investors in any category are people that we know. They are people that we see at football games or at church or out in the community. Therefore, in our way of thinking, failure is just not an option. We set up smart investing deals to win and then fight for them even more than if they were our own.
